How it works —
Placing a tenant and managing your home requires preparation and planning. Sometimes, handing it over to a professional is best. Let me work with you and advise you on the market, help you find and place a tenant, and even manage it all for you so you can focus on your life (and not overdue rent).

The first step is getting to know one another. We’ll discuss your property, your desired rental price, and what you’re looking for from a tenant.

The next step is preparing the property for rent. We’ll walk through together and look at anything that might need to be fixed or cleaned before it’s put on the market, as well as take photos for the rental ads.

I’ll list your property for rent and begin showing it to potential tenants. With each showing, I’ll give you feedback from the potential tenants, as well as any tweaks we might need to make to the ad to find the perfect tenant.

Once the tenant applications roll in, I’ll work through each application with you — screening the tenant, conducting necessary background checks, determining their financial stability and ability to pay rent in a timely manner, and contacting their references. At the end, I’ll present you with the most suitable hand-picked tenants for your property.

When we’ve decided on a tenant, I’ll work with you to draft up a tenancy agreement, with suitable terms that are customized with your specific property and needs in mind. Once both parties are satisfied with the tenancy agreement, we’ll sign it!

On possession day, I’ll meet with the tenant to conduct a move-in inspection and coordinate the key handover. During this time, I’ll take photos and videos of the unit condition so you know exactly how it was prior to move-in, to protect yourself and your investment.
